# Home inspections in Leduc

> If you are buying in Leduc, we can inspect the home. Leduc has clear building eras: Corinthia Park is mostly 1970s, Lakeside Estates 1970s and 1980s, and Southfork and West Haven started in 2006. Many homes built between 2005 and early 2014 predate Alberta’s mandatory new home warranty, which changes what an inspection should focus on.

From 1970s Corinthia Park to 2006-onward Southfork and West Haven, south of Edmonton.

About 35 minutes from central Edmonton.

## Homes in Leduc

Leduc was settled in 1891, the year its first train stopped, became a town in 1906 and a city in 1983. The Leduc No. 1 oil discovery in 1947 happened nearby. According to the city, downtown holds most of Leduc’s historic buildings, with established core areas such as Willow Park and South Park close by.

The 1970s brought the first big suburbs. Corinthia Park is mostly 1970s houses, Lakeside Estates was developed in the 1970s and 1980s, and Leduc Estates went up from the 1970s to the 1990s. A [pre-purchase inspection](https://edmontonhomeinspector.com/services/pre-purchase-home-inspection) of these homes looks at original electrical, any Poly-B piping and ageing roofs and furnaces.

The next wave began in the mid-2000s. Construction in Suntree began in 2005 and includes mobile homes, Southfork and West Haven started in 2006, and Robinson was built after 2010. Alberta’s mandatory warranty only covers homes whose building permit was applied for after February 1, 2014, so many of these homes have no structural warranty left to rely on.

## What we look for in Leduc

- **Homes built before the 2014 warranty rules**: Many 2005 to 2013 homes in Suntree, Southfork and West Haven were permitted before the mandatory warranty began. The buyer carries the cost of any defects, so the inspection report matters more.
- **Wiring in 1970s houses**: Corinthia Park and Lakeside Estates include homes from the mid-1960s to late-1970s years when aluminum wiring may have been used. An inspection flags it where visible for an electrician to check.
- **Poly-B in 1980s and 1990s homes**: Lakeside Estates and Leduc Estates include homes from the Poly-B years. An inspection notes the pipe type wherever it is exposed.
- **Manufactured homes**: Suntree includes mobile homes. An inspection covers visible items such as the roof, skirting, plumbing, heating and electrical; land lease or park rules are for your lawyer.

## Common questions

### Does a 2008 home in Leduc still have a new home warranty?

Probably not. Alberta’s mandatory warranty applies to homes with a building permit applied for after February 1, 2014, so ask the seller for any builder or third-party warranty papers. An inspection shows you what you would be taking on.

### Can you inspect a home in winter?

Yes. Most of an inspection is unaffected by winter. Snow can limit what is visible on the roof and around the grading, and the report says exactly what could not be seen.
