Questions about our services

What does a home inspection include?

A visual, non-invasive look at the home's major systems: roof, structure, exterior, plumbing, electrical, heating, insulation and ventilation, and interior. You get a written report with photos explaining what was found and what to do next.

Do you inspect condos?

Yes. A condo inspection covers your unit and its systems, plus the shared areas we are given access to. The condo documents cover the rest of the building, so we point out what to look for in them.

What does a home inspection not cover?

An inspection is visual. It does not open walls, test for mould, radon or asbestos, scope sewer lines, or check that the home meets building code. If we see signs that one of these is worth doing, the report says so.

Should I get a sewer line scope?

It is worth considering for older homes and homes with large trees near the line. A sewer scope is a camera inspection done by a plumbing or drain specialist, and it is not part of a standard home inspection.

Do I have to share a pre-listing inspection with buyers?

The report is yours, and you decide whether to share it. Sellers in Alberta are expected to disclose known material defects that a buyer could not easily see, so ask your REALTOR® how to handle anything the inspection turns up.

Why inspect a brand-new home?

New homes are built quickly by many different trades, and small things get missed. An independent inspection before possession or before warranty deadlines gives you a clear list to take to the builder while the work is still covered.

When should I inspect a new home under warranty?

Two good times are before possession and again before the first-year coverage ends. In Alberta, new homes carry at least one year of coverage for labour and materials, with longer coverage for some systems, the building envelope and the structure.

What condo documents should I review before buying?

Ask for the reserve fund study and plan, recent financial statements, board meeting minutes, the bylaws and an estoppel certificate. They show what the building needs, how it is funded and whether special assessments are coming.
