Home inspections in Spruce Grove

A young city: 1970s and 1980s houses at its core and new neighbourhoods all around.

Homes in Spruce Grove

Spruce Grove has a short building history for a city its size. Its first village was dissolved in 1916, it was incorporated again in 1955, and it became a town in 1971 and a city in 1986. In 1961 it had a few hundred residents; by 1981 it had more than 10,000. Broxton Park was the original subdivision.

That boom means the established streets are mostly 1970s and 1980s houses. Homes from the mid-1960s to the late 1970s may have aluminum wiring, and Poly-B supply pipe arrived in Canada in 1978 and was widely used through the late 1990s. A pre-purchase inspection of a house from these years checks for both where they can be seen.

Growth picked up again after 2001, and the population has more than doubled since. Newer neighbourhoods such as Tonewood, Greenbury, Harvest Ridge and Easton keep adding homes. A tip for finding your way: streets usually share a first letter with their subdivision. Homes with a building permit applied for after February 1, 2014 carry Alberta’s mandatory new home warranty, and a new construction inspection helps you use it well.

What we look for in Spruce Grove

  • Aluminum branch wiring

Houses built from the mid-1960s to the late 1970s may have aluminum wiring, which needs proper connections to be safe. Where visible, an inspection flags it for an electrician to assess.

  • Poly-B from the 1980s and 1990s

Spruce Grove’s 1980s and 1990s houses fall inside the Poly-B years. Some insurers ask about it, so an inspection notes any exposed sections and their fittings.

  • Settling around new foundations

Backfill around a new foundation can settle and slope toward the house after a few seasons. An inspection checks grading, downspouts and window wells.

  • Warranty deadlines on newer homes

Alberta’s warranty gives 1 year on materials and labour and 2 years on heating, plumbing and electrical. An inspection before those dates gives you a written list to send the builder.

Common questions

What should I watch for in a 1970s or 1980s Spruce Grove house?

Homes from these decades may have aluminum wiring or Poly-B supply pipe, and original windows, roofs and furnaces may be near the end of their lives. An inspection reports what is visible so you can get quotes before you firm up.

Can you inspect a home in winter?

Yes. Most of an inspection is unaffected by winter. Snow can limit what is visible on the roof and around the grading, and the report says exactly what could not be seen.
